Your mortgage application will ultimately be an overview of your financial standing. It’s our job to take your situation and present it in the best possible way to create a strong application.

Generally speaking, a strong application consists of the following:

• Income (annual household income, time at job, time in industry etc…)

• Credit Score

• Minimal Liabilities (meaning, minimal debt, loans, leases etc…)

• Assets (what is your net worth?)

• Downpayment (how much are you able to put down?)

We’ll take everything mentioned above and put it together to present you as the best applicant possible.

This might be the biggest financial decision you make to date and we want to help guide you.

Private Mortgage

Now more than ever, less and less people are qualifying for traditional mortgages. The market is low, rates are high, and qualifying has gotten aggressively harder.

Privates are the perfect short-term solution. There are many different scenarios where this option will help you out. We need to look closely at the situation and determine an exit strategy. If we can do that, you’re golden.

Line of credit

Wherever possible, we will try to get you a secured line of credit to go along with your mortgage. It will give you the peace of mind knowing that you have immediate access to extra funds should anything arise. Whether you want to renovate your home, purchase an investment property or a second home, or you want to be ready for a rainy day.

Financial planning

As mentioned in the “Mortgages” section, there are some general criteria that are needed to create a strong mortgage application.

If one of these criteria is missing, that doesn’t mean we can’t help you.

Especially as a young person in the city, it can be hard to get everything together. Often times we’re not aware of all these criteria and may be lacking in just one area. We want to help you even if its in your pre-planning stages.
